The Approach

Diagnostic, Not Procedural

Most property watch services treat a house like a list: visit, check boxes, leave. That works until something goes wrong — and then the person who "checked" the property has no idea what caused it, what it means, or what to do about it.

We approach every property as an interconnected system. A humidity spike in the basement might trace to a grading issue outside. A soft floor in a bathroom might connect to a slow supply line drip that started six months ago. The furnace cycling oddly might be a thermostat issue, or it might be an airflow problem, or it might be something more serious. You don't know until you look at the whole picture.

We know this because we live it. Our standards come from lived experience — managing a demanding mountain property with solar and battery systems, backup generators, water systems that most people have never touched, outbuildings, animals, fencing, forest, waterways. When something goes wrong up there, we're the ones who figure it out — calmly, methodically, the same way our team spent decades diagnosing enterprise systems.

We look for causes, not just symptoms. And we document everything — because a 12-month trend in a property's condition tells you things a single inspection never could.

The Required Entry Point

The Property Physical

The Property Physical is the required entry point and the foundation of any ongoing plan we establish. Every new client relationship begins here. It is a comprehensive, three-to-four-hour on-site assessment where every major system — structural, mechanical, electrical, plumbing, envelope, and environmental — is deeply evaluated and documented.

You receive a detailed written report with prioritized findings, estimated repair costs, and extensive photo documentation. It provides the exact baseline of your property's health and serves as the necessary foundation to customize and select your ongoing stewardship plan.

This is our signature service and is not delegatable. It is the core expertise layer that ensures we both understand your property inside and out before any Patrol, Participate, or Partner Plan begins.

The Process

How a New Client Engagement Works

Step 1

The First Call

We start with an initial conversation to discuss your property, its specific challenges, your concerns, and any immediate issues that need eyes or hands on them.

Step 2

The Property Physical Assessment

We conduct a thorough three-to-four-hour on-site evaluation of every major system. This baseline diagnostic gives us an honest, documented view of your property’s current health and forms the foundation of our ongoing care.

Step 3

Plan Selection

With the Property Physical report in hand, we discuss which ongoing stewardship plan (Patrol Plan, Participate Plan, or Partner Plan) matches your goals, budget, and peace of mind.

Step 4

Onboarding & Kickoff

We establish access protocols, configure reporting channels, coordinate contacts, and integrate your property into our scheduled routes. Your property is officially patrolled.

We serve Pennsylvania one territory at a time. Each county we operate in has a designated Property Steward who lives in or near that area and understands its properties.

We don't claim to serve the whole state. We serve where we have someone capable, trusted, and committed to our standards — and we expand based on evidence.
