2. Description of Stewardship Services

PA Property Patrol, LLC provides professional property stewardship services for vacant, absentee, second-home, cabin, estate, and short-term rental (STR) properties. Our services include:

• Property Monitoring & Checks: Scheduled visual checks of exterior and interior conditions, security checks, and environmental hazard checks.
• Property Physicals: Comprehensive multi-system baseline diagnostic assessments and condition reports.
• Maintenance Coordination: Identifying maintenance needs, soliciting quotes, scheduling, and verifying third-party service completion.
• Emergency & Local Response: Rapid on-site response for severe weather events, security alerts, or local ordinance compliance (e.g., local contact representation for short-term rental ordinances).

3. Service Boundaries & What We Do Not Do

To maintain clarity and regulatory compliance, clients acknowledge the following explicit service boundaries:

• No Licensed Trade Labor: PA Property Patrol, LLC does NOT perform home improvement work, general contracting, or trade work (such as electrical, plumbing, HVAC, or structural roofing repairs). When maintenance or repairs are required, PA Property Patrol, LLC coordinates independent, licensed, and insured local contractors on the client's behalf.
• No Rental Property Management: PA Property Patrol, LLC is not a real estate broker or rental property management firm. We do not market properties, place tenants, collect rental payments, handle security deposits, or manage booking channels.
• No Residential Occupancy or Pet Sitting: We do not provide house sitting, overnight occupancy, or pet care services. Our visits are scheduled diagnostic and monitoring check-ins.

5. Client Responsibilities & Authorization

As a condition of receiving services, you agree to:

• Ownership & Legal Authority: Warrant that you are the lawful owner of the property or possess full legal authority from the owner to contract for property monitoring and access.
• Accurate Information: Provide accurate details regarding property condition, hazards, security alarms, utility shutoffs, and entry procedures.
• Mandatory Property Insurance: Maintain comprehensive homeowner's, landlord, commercial, or vacant property insurance at all times. PA Property Patrol, LLC is not an insurer of your property and does not replace adequate property insurance coverage.
• Utilities & Structural Maintenance: Ensure essential utilities (electric, water, heating) remain operational as required for seasonal preservation, winterization, and monitoring equipment.

6. Property Access & Entry Rights

By engaging PA Property Patrol, LLC and its authorized partners and territory operators, you grant our Property Stewards, patrolers, and coordinated third-party contractors express permission and legal right of entry to access the property grounds, structures, outbuildings, and specified interiors during scheduled visits or verified emergency calls.

You authorize us to take photographs, videos, and thermal readings of property conditions strictly for monitoring, documentation, diagnostic reporting, and client communication purposes.

8. Intellectual Property Rights

All diagnostic methodologies, Property Physical reporting structures, website designs, text, logos, trademarks, software integrations, and proprietary operational systems remain the sole intellectual property of PA Property Patrol, LLC. Client reports generated during an engagement are provided for the client's internal personal or property stewardship use only.

9. Governing Law & Dispute Resolution

These Terms & Conditions and any service agreements entered into with PA Property Patrol, LLC shall be governed by, construed, and enforced in accordance with the laws of the Commonwealth of Pennsylvania, without regard to its conflict of law rules.

In the event of any dispute or controversy arising out of or relating to these terms or our services, the parties agree to first attempt to resolve the matter in good faith through informal negotiation. If informal negotiations fail, exclusive jurisdiction and venue for any legal proceedings shall rest in the state or federal courts located in Lycoming County, Pennsylvania.

10. Changes to Terms

PA Property Patrol, LLC reserves the right to modify or update these Terms & Conditions at any time. When updates occur, we will post the updated document with a revised effective date on this website. Continued use of our website or services following the posting of updated terms signifies your acceptance of those changes.
